2018 started out as slower year for the GTA’s housing market compared to previous years, and now that it is yet again another New Year, many can’t help but wonder what changes will come to the Toronto real estate market in 2019. Toronto is set up to dominate the Canadian market and the surrounding areas will also reap the benefits, making a lot of investors left wondering which GTA areas to invest in for 2019.

As always, it is important to know which areas will be worth investing in if you’re planning to purchase or sell real estate this year. Although I’m not see into the future, I do have some pretty clear predictions regarding which GTA areas to invest in for 2019 will be worth it. The Toronto real estate market has been doing well for quite a few years now and this is a trend that is sure to continue into 2019 and beyond. But what makes Toronto and the GTA the “it” spot for investing? For starters, it just keeps growing and growing. In the big city alone, there are more than 2.7 million people and with the municipalities that make up the GTA (York, Peel, Durham, and Halton) included, that total is brought up to nearly 6.5 million. With the social and economic opportunities that this hub has to offer, the city and the Toronto real estate market is only expected to get bigger and bigger. This creates a large demand for housing that has to be met and that means that you should check out Toronto and GTA areas to invest in for 2019.

Increased numbers in immigration will also raise the costs of housing throughout the GTA. With a projected 670,000 immigrants set to enter Canada within the next few years, the demand for homes, condos, and apartments in the country’s largest city and job centre will certainly continue to rise. With more people needing more houses, the Toronto real estate market is not expected to crash any time soon. By the last quarter of 2018, we saw big changes in the way the Toronto real estate market was functioning. While higher selling prices might not initially sound so great, this is good news for owners that are looking to sell or rent investment properties. Homes, townhouses, apartments, and condo buildings are all great investments here, and the prices are more affordable when compared to the larger Toronto real estate market.

Milton: Milton is growing at a rate that nearly no other Canadian city can match and supply can hardly keep up to demand. Like Brampton, this is, in part, due to its proximity to Toronto and other major cities in the GTA. If the Toronto real estate market prices are too high for you to make an investment, you may be able to find more reasonable options in Milton with nearly just as many benefits. New transportation developments that will make Milton a commuter’s paradise also help rank the city as one of the top GTA areas to invest in for 2019.

Pickering: If you’re looking for GTA areas to invest in for 2019, Pickering is one of the top contenders. Located in the Durham region with a population of more than 90,000 people, this is a prime location for those that want to be close to city without being in it to avoid over-crowding and high Toronto real estate market costs. The area surrounding the downtown core of the city has the most investment potential because this is where everything is located, including a large indoor shopping mall, a GO station, and the beautiful Lake Ontario shoreline. Condominiums are the best bet if you choose this as one of your GTA areas to invest in for 2019.
